New Clubhouse BUILDING Project Update

We made significant progress on Friday 27th March when myself, Malcolm Foulkes-Arnold (Corporate Architecture – our Architects) and Stephen Hall (Morgan Tucker – our Structural/Civil Consultants) met with the Environment Agency (EA) at Nottingham to discuss our scheme.

At the last Open meeting on February 11th 2015 we got an endorsement by the meeting attendees and the club board, to move forward with Scheme 3 (single level accommodation at raised ground floor level with an overall building footprint increase of approximately 50%).

We elected for early engagement with the approving authorities for the scheme and the EA meeting was the first of these engagements. The EA will need to give approval to any and all building work in the flood plain.

The meeting went very well, we described Scheme 3 and what we would like to do and they were very supportive and whilst they are not able to endorse or approve at this early stage, they were very helpful and did ask us to move to the next stage and produce a draft Flood Risk Assessment (FRA) for consideration.

The FRA will give outline details of the scheme, show its structural shape and form, outline the construction materials and include things like:-

• Assessment of readily available existing flood risk information, including the modelling of the 1:100 year flood data the EA have given us
• Initial comments on the feasibility of the proposed development with reference to existing flood risk information
• Review of existing drainage information
• Detail recommendations for further work/investigations

Stephen will lead the preparation of the FRA supported by Malcolm, it will be submitted for review by the EA. This will cost us in the region of £2000.

We will also now be meeting Newark & Sherwood District Council, Planning and Building Control Departments and the Emergency Planning team, to outline Scheme 3 to them, they are also one of the approving authorities and we feel early engagement with them will help ease the development through the approval process.
We do not have a date for this meeting yet but hope it will be in the next few weeks.

It is our intention to move the Scheme forward to a point where we can make a formal planning application hopefully in the 3 to 6 months

I also want to form a small working group of Club members, with Construction and Development experience, to work with myself and the Board to provide direction and approval to Malcolm and Stephen on the scheme, as we progress through the next stages
